Every Allanwater home comes with a 10-year Priemier Guarantee warranty, one of the most widely recognised and trusted structural warranties in the UK. This gives you peace of mind that your home has been built to a high standard and that you’re protected if something goes wrong.
How do I use the warranty if something goes wrong, and how quickly will issues be resolved?
In the first two years after you move in, we are directly responsible for fixing any defects covered under the warranty, so your first port of call is always our dedicated aftercare team. We aim to respond promptly and resolve issues as quickly as possible, because your comfort and satisfaction genuinely matter to us.

When do you expect the property to be completed?
Completion timescales vary depending on the stage of construction when you reserve. Snagging
What is the process for reporting snags after moving in?
Snagging — minor finishing issues like small gaps, sticky doors, uneven paintwork, or sealant that needs attention is a normal part of moving into any new build home, and we take it seriously. Before you move in, we carry out our own thorough inspection of the property. After you move in, we encourage you to report any snags to our aftercare team as soon as you notice them.
We recommend keeping a written list of any issues you spot in the early weeks, which you can submit to us in one go or as items arise. You’re also welcome to arrange an independent snagging survey, we have no issue with this and see it as a sign of a conscientious buyer.
How quickly will snagging issues be resolved?
We aim to address snags as quickly as reasonably possible. Minor items are typically attended to within a few weeks; anything more urgent is prioritised accordingly. Our aftercare team is your direct point of contact throughout the snagging period, and we’re committed to making sure you’re happy in your home.

What additional costs should I budget for?

Is a Home Report available?
In Scotland, all properties for sale — including new build homes — must have a Home Report, which includes:
- A Single Survey (condition and valuation)
- An Energy Report (EPC rating)

Who will act as my solicitor — can I use my own?
