Buying a new home is possibly the biggest purchase you will ever make, so we ensure that the process is as straightforward as possible.
Due to the current circumstances and to make sure our customers and staff are kept as safe as possible; we ask that you contact our marketing suites by telephone or email to make an appointment to come along and speak to our sales advisers.
Our process is simple:
- Look at our development map and identify the home you desire
- Make an appointment to speak to our sales adviser who will guide you through the process step by step
- Choose your plot and reserve your new home – reservation fee will be £500
- We will confirm your reservation in writing
Now that you have reserved your new home, what happens next?
Anticipated date of entry
Once we commence building works on your property, we shall provide a 3-month window as an anticipated legal completion period (date of entry), however, this can change depending on build programme reviews and status of services to the development.
Prior to the commencement of building works, we shall refer to our anticipated date of entry period as TBC (to be confirmed).
When we have reached various key elements of the build stage, we will update you accordingly.
Key stages to note are as follows: –
- Foundations have been laid – Anticipated 3-month window *,
- Property is wind and watertight – 2-month window,
- Property has connected services – 1-month window.
Finally, when we have both the Habitation Certificate & Premier Guarantee Certificate, we shall provide you with a date of when we can expect to legally complete. (Usually, 10days in advance where possible).
Your Sales Adviser will work with you as we approach the agreed date for legal completion to ensure everything is in place and that it is agreeable to both parties.
During that time, we will have welcomed you to the site on several occasions and will have conducted your pre- handover demonstration, prior to taking legal occupancy of your new home. (Usually 7 days prior to legal completion).
The anticipated 3-month window is flexible and can be subject to change. The estimated period is based upon the planned construction programme at the time of reservation, construction programmes can change for a variety of reasons. Also, delays may be caused by other factors such as unexpected difficulties with the supply of materials or labour. Prolonged periods of poor weather or the connection of services to the development or individual home.
Please bear in mind some of the following when buying a new home and planning for mortgage applications, sale of a dependant property, rental options, storage of belongings etc.
